Florida Childcare Transaction & Transition Advisory
Florida childcare ownership changes, without the operational surprises.
Preschool Street helps childcare owners and buyers prepare the operational and regulatory side of an ownership change — before it becomes a closing delay, a licensing problem or a difficult first day.
Independent of the transaction outcome • No listing agreement • No closing commission

Who We Help
Different sides of the deal. Different questions.
For Owners
Make the center easier to understand, diligence and transfer.
The best time to discover a transfer problem is before a buyer, lender or attorney is waiting for the answer.
- Identify operational risks before going to market
- Organize childcare-specific diligence material
- Map licensing and program transition requirements
- Reduce avoidable questions and last-minute surprises
For Buyers
Know what you are actually inheriting on Day One.
Buying a daycare or preschool in Florida involves more than reviewing financial statements. The operation has to transfer too.
- Independent childcare operational review
- Licensing and program transition planning
- Staff, enrollment and director continuity review
- Day One and 30, 60 and 90-day operating plan
Three Focused Engagements
Not generic consulting. Defined work with a defined outcome.
Exit Readiness Review
For an owner who may sell in the next few months or the next few years and wants to know what a transaction is likely to uncover.
You leave with
A readiness assessment, risk register, missing-information list and prioritized action plan.
Acquisition Operational Review
For a buyer evaluating a specific center who wants an operational view independent of whether the transaction ultimately closes.
You leave with
Operational findings, unresolved transition risks and a prioritized buyer action plan.
Ownership Transition Support
For a transaction already moving toward closing when the childcare-specific tasks need to be sequenced, assigned and kept moving.
You leave with
A transition timeline, issue tracker, responsibility map and Day One readiness plan.
Florida-Specific Review
The issues are interconnected. We review them that way.
The licensing timeline affects the closing. Staffing affects enrollment. Program contracts affect revenue. The facility affects everything. A useful review connects the pieces instead of treating them as separate checklists.
Licensing
DCF or applicable local authority, ownership-change workflow and timing.
Programs
ELC, School Readiness, VPK, CCFP and other program relationships.
People
Director continuity, staffing, credentials, responsibilities and retention risk.
Enrollment
Tuition structure, family records, enrollment concentration and continuity.
Facility
Lease, landlord, vendors, equipment and operational facility dependencies.
Handoff
Records, systems, vendors, responsibilities and the first 90 days.
Independent By Design
Our fee does not get bigger because you close.
For buyers in particular, that matters. The goal of an operational review is not to make the transaction happen. It is to help you understand what you are taking over and what has to happen next.
No listing agreement
We are not engaged to market the business.
No buyer procurement
We are not paid to bring parties together.
No transaction commission
Our compensation is not contingent on closing.
How It Works
Clarity first. Then a workplan.
01 / CONVERSATION
Understand the situation
The center, transaction stage, timeline and the questions creating uncertainty.
02 / REVIEW
Examine the operation
Documents, people, programs, dependencies and the issues that matter to the ownership change.
03 / ROADMAP
Prioritize what matters
What needs to happen, in what order, who owns it and what remains unresolved.
04 / SUPPORT
Keep it moving
Coordinate the childcare work alongside the professionals and agencies already involved.
Built From The Owner Side
Experience with the operation — and with what happens when someone tries to buy it.
Preschool Street was founded by Alex Arsic, a Florida preschool owner with a decade of hands-on experience operating a licensed childcare center.
That work has included enrollment, staffing, payroll, tuition, director oversight, DCF licensing, ELC, School Readiness, VPK, CCFP with and without a sponsor, facility issues, lenders and landlords.
It also includes firsthand experience navigating a complex childcare sale process involving buyer diligence, financing, lease negotiations, seller financing and the operational realities that sit between an accepted deal and a workable transition.
The Perspective
A childcare transaction can look straightforward on paper while the operation underneath it is anything but.
Preschool Street exists to make that second layer visible earlier.
For Professional Teams
A childcare operations resource without competing for your transaction.
Brokers, attorneys, lenders and advisors can bring Preschool Street into a transaction when a client needs childcare-specific operational support. Your role remains your role.
Questions
What people usually want to know first.
Does Preschool Street replace my business broker?
No. Preschool Street does not list businesses, procure buyers, negotiate transaction terms or earn a closing commission. We focus on the childcare-specific operational and ownership-transition work around the transaction.
Can I hire you before I am ready to sell?
Yes. In many cases, earlier is better. An Exit Readiness Review is designed to identify operational, documentation and transition issues before a buyer is already waiting for answers.
Can a buyer hire Preschool Street independently?
Yes. Buyer work is independent of the brokerage relationship and our compensation does not depend on whether the acquisition closes.
Do you value childcare businesses or negotiate the purchase price?
No. Preschool Street is deliberately focused on operational review and ownership transition. Valuation, buyer procurement and transaction negotiation remain with the appropriate broker and professional advisors.
What Florida childcare programs can be part of the review?
Depending on the center and engagement, the review can include DCF or applicable local licensing matters, ELC relationships, School Readiness, VPK, CCFP, staffing, enrollment, facility dependencies and operational handoff items.
Do you work throughout Florida?
Yes. Preschool Street is Florida-focused and remote-first, working through virtual meetings, document review and coordination with the local professionals and agencies involved in the transaction.
Start Earlier
The closing date should not be the first time everyone thinks about Day One.
Whether you are preparing to sell, evaluating a Florida childcare center or already moving toward closing, start with a confidential 30-minute conversation.
